AS 1851 sets out inspection, testing and preventive maintenance routines for fire protection systems and equipment at defined intervals: some frequent, some annual or longer. Routine servicing works through the building's schedule methodically so every measure has current test records behind it.

Timing
When it's needed
Every building with a fire safety schedule needs this continuously, the obligation does not pause between statements. Buildings that have skipped cycles typically discover a backlog of silent failures: dead emergency lights, out-of-date extinguishers, hydrant landing valves that no longer turn.
Never wedge open a fire door, block an exit path or leave a fire system isolated after works without a plan to restore it. If a measure is found inoperative in an occupied building, treat it as urgent and escalate the defect the day it is found.

In NSW, the assessments behind an annual fire safety statement must be carried out by an accredited practitioner (fire safety), accreditation currently operates under the Fire Protection Association Australia scheme, while rectification work must be done by appropriately licensed or qualified trades for each measure. Ask who is accrediting the assessment and who is doing the physical work, and verify both.
